The era of inflation in rents has begun, warnings from experts
Experts, stating that in the new period, the rent increase will be determined according to the Consumer Price Index (CPI) after the end of the 25% limit on rent increases, recommend tenants and landlords to find a common ground by agreeing without causing any harm. In rent increases, where a 25% limit has been in place for the last 2 years, a new era is expected with the transition to CPI-based increases.

Experts stating that in the new period, the rent increase will be determined according to the inflation rate after the end of the 25% limit on rent hikes advise tenants and landlords to find a common ground by reaching an agreement without causing any distress.
For the past 2 years, a 25% limit on rent increases has been applied during lease renewal periods. With the end of this practice, rent increases cannot exceed the annual inflation rate.
“Rent increases will be made according to the figures calculated by TÜİK”
Explaining that rent increases in housing rentals will be made according to the figures calculated by TÜİK, President of the Konya Real Estate Agents Chamber, Sedat Altınay, said, “In line with the decision of our government regarding housing rentals, the rent increase rates that have been applied for the past 2 years have been limited to 25%. As of July 1, 2024, with the decision of our government, this limitation has been lifted. According to the data provided by TÜİK, the increase rates are 65.7% indexed to the consumer price index in all real estates, both in commercial and residential properties. Until July 1, 2024, our citizens were complying with the 25% increase in housing rentals. Of course, some landlords objected to this, so in order to avoid disputes with tenants, they were finding a common ground by reaching an agreement and continuing to pay their rents based on the median value according to the conditions of the day. However, due to the end of the 25% increase as of July 1, rent increases will now be made according to the figures calculated by TÜİK. Disputes between tenants and landlords who cannot reach an agreement will be referred to mediators. If no solution is found in mediation, legal proceedings will be initiated.

Addressing both tenants and property owners, President Sedat Altınay said, “When they move from any house they reside in to a new one with the same features, we advise them to find a common ground by looking at price indexes, reaching an agreement, and finding a solution. Currently, there are already issues in rental apartments due to factors such as job transfers, schools closing, preparations for the new season, and the beginning of the wedding season. Therefore, we advise our citizens, both tenants and landlords, to find a common ground by reaching an agreement without causing distress. It is necessary that there is no hostility for both tenants and landlords. Our tenants need to be sensitive, and at the same time, landlords need to show understanding and come to a common ground. We all know that no progress can be made through quarrels and noise. Therefore, we advise both landlords and tenants to find a solution by reaching an agreement while protecting both sides.
