Rental Property Prices Increased in Foça During the Summer Season

With the beginning of the summer season in Foça, a touristic district of Izmir, there is a significant increase in seasonal apartment and villa prices. Yeni Foça, which attracts both domestic and foreign tourists, is among the primary choices of holidaymakers.

High Demand Increases Prices

According to the local shop owner Bahadır Ölmez, who resides in Foça, due to the high demand during the summer months, seasonal rental prices can start from 50,000 Turkish Lira and go up to 150,000 Turkish Lira. The increase in demand for Foça after the pandemic has led to a rise in rental property prices.

Changes in Rental Periods

According to the real estate consultant Aytaç Candan, especially due to the density of summer houses, seasonal rentals have increased even more. There has been an increase of up to 80% in rental prices compared to last year. Additionally, rentals for less than 100 days are not allowed.

  • Apartments that were rented for 17,500 Turkish Lira last year are now being rented for 30,000 Turkish Lira.
  • The villa rental fee, which was 45,000 Turkish Lira last year, has increased to 80,000 Turkish Lira this year.

Legal Regulations and Real Estate Agents

According to the real estate consultant Ender Sındırgılıoğlu, as of 2024, due to the short-term rental regulation, tourism agencies mediate in rentals of less than 100 days. For rentals exceeding 100 days, real estate agents come into play. Individuals looking to rent out their properties are required to register with the Ministry of Culture and Tourism.
