Rise in Summer House Rentals in Northern Aegean as Summer Season Approaches

As the summer season approaches, seasonal rental prices for summer houses in Northern Aegean have reached up to 1 million Turkish liras. Despite this, there is great interest in rental villas in Ayvalık, Burhaniye, Gömeç, and Edremit districts of Balıkesir. The Edremit Gulf of Balıkesir, a tourism center attracting attention due to its proximity to Istanbul, Bursa, and Izmir, has been drawing attention with its seasonal rental villas and summer houses lately. The rents for these villas and summer houses sometimes go up to 1 million Turkish liras.

Increasing Demand for Seasonal Rental Villas

Ahmet Yüksel, a real estate agent, particularly emphasized the attraction of Ayvalık region in seasonal and daily rentals, stating, “Currently, there is a stagnation in real estate sales since the beginning of the year. We are experiencing quite a slowdown. Also, due to the abnormal increase in prices, there is a bit of a halt. 2+1 new apartments are priced at 5-5.5 million. 3+1 apartments go up to 8-12 million in prices. Monthly rents for 12-month leases range from 25,000 to 50,000 Turkish liras. So, rents. However, there is an abnormal increase in prices in seasonal rentals, and there is a density in rentals. Currently, seasonal rentals range from 300,000 liras to 1 million. Monthly villa rents range from 150,000 to 200,000 liras. But in seasonal rentals, prices can go up to 1 million like.”

Real estate agent Arif Zeka mentioned that prices start from 300,000 liras for seasonal rentals, stating, “If we talk about renting seasonally, if you allocate a budget of around 300-350 thousand liras, you can go for renting a house or property seasonally here.”

Accommodation Needs and Bed Capacity Issue

Real estate agent Cihan Özkan pointed out the lack of sufficient bed numbers for accommodation in the region, saying, “Because of the high number of local and foreign tourists, villas and duplex-style houses are being rented out daily a lot. These are starting to spread to weekly rentals. They are even starting to be rented seasonally. The reason is the scarcity of bed numbers in hotels. There are new hotel constructions, but for now, they are not sufficient for us.”
